  1. I am currently a part-time worker. I am looking for a guarantor to live alone. Can I apply?

    Yes. If you are reasonably able to pay your rent and can submit the required documents we specify, our review decision will not depend on your occupation or nationality.

  2. I am a pensioner living with my spouse, and I want to rent a home without depending on my children. Can I apply under those conditions?

    Yes. You might have to submit documents specified by our company demonstrating an ability to pay the rent.

  3. My parents are deceased, and I have no siblings. There's no one else I can ask to be my guarantor. Can I apply for your services?

    We will require your parents to sign a consent form.

  5. I am an international student in Japan. I understand that I can apply despite my non-Japanese citizenship, but which nationalities do you permit? What documents do I need to submit?

    Any nationality is fine. Our review judgment does not depend on your nationality. You will have to submit your alien registration card (alien registration certificate) so we can verify your period of stay. We also ask students for documents demonstrating their ability to pay.

  6. I am going to start working. I have received unofficial approval but have not been hired yet. I would like to find a home close to the company. Can I apply for a rental guarantee?

    Yes. We need to you submit your offer notification or provide the contact information of the company's hiring personnel so we can confirm your job offer.

  7. I'm looking for a business location in order to establish a company. I am reluctant to ask my parents to be guarantors, so could I apply for your services?

    Yes. The documents you need to submit will depend on your circumstances, so please check with the support personnel at one of our agents.

  8. I receive public assistance. Can I apply for your services?

  9. Can individuals (and corporations) apply directly to JID for guarantor services?

    You cannot apply directly. You must apply through an agent for JID. Please contact the nearest JID branch office to determine whether the real estate agent you use is also a JID agent. > List of JID Locations

  10. I've already moved into my home. Can I start using your rental guarantor services partway through my tenancy?

    Yes. However, there is a requirement that you not have any unpaid rent when you apply. Please inquire at an agent.

  11. Is an emergency contact required?

    Yes.

    Note: You must obtain the consent of your emergency contact before you apply.

  12. Because I've gotten married (or divorced), my personal identification documents and my last name don't match. How should I submit my application?

    When you apply, you must provide personal identification documents that match the name your contract will be under. Before you apply, please prepare either of the following.

    1. Personal identification documents with your new name

    2. Personal identification documents with your old name plus your juminhyo (resident registration certificate) to verify your new name

  13. Can you provide me with the results of your review?

    Unfortunately, we cannot. No one could call and obtain your review results by phone. We will only inform the agent through which you applied, via fax.

  1. Can I change my emergency contact?

    If it is a member of a different household, the change can be treated as an addition. Fill out a change notice with the name, address, phone number, relation to the lessee, date of birth, etc. of your new emergency contact and submit it to the agent.

  2. Can the lessee be changed? Can it be changed from an individual to a corporation?

    The lessee's name can only be changed to another individual in the case of death and inheritance. It requires a change notice, personal identification documents of the new lessee, and a rental guarantor services contract. Please contact the agent. Our services will continue to be offered for the duration of the guarantee period.

    Additionally, it is possible to change the lessee from an individual to a corporate name. However, the requirements are that it must be a company established by the current lessee who is under the contract, that the lessee becomes a joint guarantor, and that only the name on the lease contract changes. We require a change notice, a rental guarantor services contract with the corporation, the lease contract or the memorandum after the name has been changed, and a certified copy of commercial registration for the company.

  3. I have a contract under the name of a corporation. Can I change the name (the company name)?

    We require a change notice and a certified copy of commercial registration after the company name has been changed.
    If it is a separate company, another review is required.

  4. I received a notice requesting a guarantee charge transfer. What is that?

    JID's rental guarantees require periodic contractual updates. In order to continue using our services, you must pay a guarantee renewal fee.

  5. I paid the renewal fee and insurance fee to the real estate company, but I still received a renewal fee notice postcard from JID.

    The fees you paid to the real estate company might have been a renewal fee for the property (or room) or an insurance fee for insurance not involving our company. The notice postcard we sent is the guarantee renewal fee for your contract with JID, so if you can't think of what the other fees might be for, you should check with the real estate company first.

  6. I've decided to cancel my lease partway through the contract period. Can I get a refund for the guarantee charge?

    No, we are afraid that there are no refunds for the guarantee charge.

  7. What should I do in order to cancel my property lease or cancel my rental guarantee?

    We need to be informed of your cancellation by the real estate company by means of a termination notice, so please contact the real estate company.

    Note: If you have contacted the real estate company but the withdrawals have not stopped, please contact our company. We will check with the real estate company.

  8. I received a guarantee renewal fee notice postcard from JID even though I had cancelled the rental guarantee.

    Please contact us, and we will check with the real estate company.

  1. What is the withdrawal date? Can I change the withdrawal date?

    Withdrawals take place on the 27th of every month (or the next business day in the case of a holiday). The withdrawal date cannot be changed.

    Note: The time of the withdrawal varies according to the financial institution, so be sure to have the money in the account during your financial institution's business hours of the business day prior to the withdrawal date.

  2. Are there any financial institutions whose accounts cannot be used for rent withdrawals under a withdrawal plan?

    Depending on the plan you are using, some financial institutions have accounts from which rent cannot be withdrawn. Please contact the following for more details.

    Important: Be aware that there may be some branches and financial institutions other than those listed above that cannot handle withdrawals.

  3. What should I do if withdrawals cannot be done?

    On or about the 10th of the month following the withdrawal date, we will send you a payment slip that can be paid at a convenience store. Please use that to pay. We also accept bank transfers to our rent account, so please check the payment slip for account information or call us for information.

    Note:

    • You should not transfer money directly to the real estate agent or the landlord.
    • A 300 yen processing fee (tax not included) will be charged when you pay at the convenience store.
    • The payment slip is invalid past the due date printed on it. If you miss the due date, you must pay by transferring the money to our rent account.
    • If a bank transfer is impossible, a 600 yen re-request processing fee (tax not included) will be charged. (This applies to customers who signed their contract in June 2012 or later.)
    • Please be aware that the payment slip cannot be resent.
    • We cannot retry the withdrawal or combine it with the next withdrawal, so if the withdrawal fails, you must pay using the payment slip or by bank transfer to our rent account.
  4. The withdrawal failed, so I paid by bank transfer, but then I received a payment slip.

    A payment slip is automatically sent if the withdrawal fails.
    If you receive a payment slip after the bank transfer has been made, then please just discard it.

  5. Will a late fee be charged if a withdrawal fails?
    We do not charge a late fee if a withdrawal fails. However, a 600 yen re-request processing fee (tax not included) will be charged.
  6. What are the withdrawal processing fee and re-request processing fee?

    Withdrawal processing fee: This is a fee we charge for sending rent from the withdrawn money to the real estate agent or landlord.

    Note: This fee is charged even if the payment is made by payment slip or bank transfer.

    Re-request processing fee: This fee is charged for notifying the guarantee contractee that withdrawal from the guarantee contractee's account failed (e.g. there were insufficient funds or there was an error with the account transfer request form) and for processing the payment that is individually made.

    Note:

    • This fee is not charged if withdrawal from your account is successful.
    • This fee is always charged if withdrawal from your account fails, even if you transfer the money to our rent account in advance. Please take the necessary steps to ensure that withdrawals from your account can go through.
  7. Can you withdraw payments from my credit card?

    For Torio J, Torio N, Torio J Select, and Torio N Select: Contracts allow payment by bank transfer only.For Torio N Bunkatsugata: Payment can be made by credit card.

  8. I live near the landlord or real estate company. Can I bring them my rent payments directly?

    No, you cannot.
    Rent is managed by our company, so you must pay by bank transfer.

  9. I submitted an account transfer request form at the time the contract was made (or when the withdrawal account was changed), but I was later told there was a problem with it. What should I do?

    If there is a problem with the documents related to your withdrawal account, we will send you another account transfer request form. Please check your bank passbook or confirm the details with your financial institution, fill out the form again and stamp it, and send it back to our company.

    Note:

    • Please be aware that it sometimes takes a month or more for the financial institution to examine the documents.
    • Your contract requires payment via bank account withdrawals, so if you are notified of a problem with your first account transfer request form, please send the amended document back to us.
  10. I would like to change the account my payments are withdrawn from. Could you please tell me what the procedure for that is? Can I change it to a family member's account?

    You can either contact the real estate company or contact us directly. We will send you an account transfer request form. Included with the account transfer request form will be a letter stating when the change is to take place. Withdrawals from your current account will continue until that date.

    You can change the account to a family member's account as long as it is a first- or second-degree member of the guarantee contractee's family. However, you must receive the approval of the account holder in order to request the change.

    Note:

    • Please be aware that it sometimes takes a month or more for the financial institution to examine the documents.
    • If you fail to return the documents to us by the deadline specified in the letter, the change will be delayed by a month.
    • You cannot change the withdrawal account to that of your fiance(e) or roommate.
  11. Can I pay my rent in installments? I would like to consult with you regarding rent payment.
